Thinking out loud would not rentrol price controls work in building under negative gearing. Negative gearing afterall is when interest payments are greater then the rent you get. In other words the people doing it are speculators not investors. since they are only interested in capital appreciation not return on investment then they should not be bothered all that much by controls on the price of rent.
